The majority of homes for sale are represented by brokers who will be paid 6% if you try to purchase the home without representation. You should have representation. The MLS should have a clear notation as to the relationship and percentage that will be paid to your representative. Most of the time the 6% will be shared by the selling broker with your broker.
There have been circumstances where home buyers purchase a home without representation thinking this will save them money. Most of the time this is not the case and the selling broker is paid the entire 6% commission. There are times when homeowners think they will save money by not using a broker but most of the time that just results in the selling broker keeping the entire 6% and the buyer not saving anything . This system will set up an automatic email notification that will email you homes the day they are listed. This will give you an advantage over other buyers looking in the same area. This will also save you time by eliminating the homes that we know would not meet your minimum criteria. There are also several websites that show many of the homes on the market currently for sale.
There are also several applications on line where you can do this on your own however there is information available to experienced real estate professionals that you will not find on line.
A common practice in the real estate industry is to post other agency listings on your website. We do not participate in this practice. It is our opinion that may mislead the customer to believe that the property was listed by our company so we refrain from this practice. We are always excited to show other realtor listings since it expands our customer's options.
